Vacant residential lots, rural acreage, farmland, wooded parcels, and infill lots. We look at land with back taxes, unclear access, wetlands, or inherited title issues — those are the situations where a direct sale usually helps most.

How do you decide what to offer?

We review county records, recent comparable sales, access and road frontage, zoning and use restrictions, topography, and any taxes or liens. Our offer reflects what the parcel is worth after the work and holding costs we take on, and we walk you through the math.

Is there any cost or obligation to get an offer?

No. Requesting an offer is free, and there is no obligation to accept it. If the number doesn't work for you, you're welcome to walk away or come back later.

Do I pay commissions or closing costs?

You pay no commission, because we are the buyer, not an agent. We cover standard closing costs. Property taxes are prorated at closing the usual way.

Often 7 to 21 days once title is clear. If there are heirs, probate, or lien issues, closing takes longer — we'll tell you honestly what the timeline looks like before you commit.

That's common and usually solvable. Liens and delinquent taxes are typically paid out of the sale proceeds at closing, so you don't need to bring money to the table.

We work through heirs' property and multi-owner deeds regularly. We'll help identify who needs to sign and coordinate with the title company or attorney handling the closing.

No. We buy land as-is. If a survey is needed for closing, we handle it. You don't need to mow, clear, or fix anything.

Who handles the closing?

A licensed title company or real estate attorney in the state where the land sits. Funds come to you by wire or check at closing — never directly from us before closing.

We're based on the East Coast and buy land in most states. If your parcel is outside our normal area, tell us anyway — we'll either make an offer or point you to a straight answer.
